Why Use a REALTOR ®?

With all the information available on the internet, you might wonder “Why use a realtor ®?”  The answer is simple, not all real estate agents are the same. Only real estate licensees who are members of the NATIONAL ASSOCIATION OF REALTORS® can be called REALTORS®.  The REALTOR “®” logo on is displayed on  business card and other documentation. REALTORS® are committed to behave ethically and treat all parties in a transaction honestly. REALTORS® adhere to a code of ethics and are maintain a high level of knowledge of the process of buying or selling property. Studies show that 84% of home buyers would use the same REALTOR® again.

Why use a REALTOR? Because buying a home is one of the biggest decisions a person may experience in a lifetime.  Most homes are more than $100,000. Let’s take an example, if you had issues with your income tax that amounts to $100,000, would you try to resolve this yourself or would you hire a CPA?  If you were in a legal battle that will cost you over $100,000, would you deal with it without a lawyer?   In a similar manner, it would be foolhardy to buy real estate without the help of a REALTOR®.

Here are 12 reasons why you should hire a REALTOR® when you are ready to buy or sell property:

1. Your REALTOR® can assess your buying power.  This means what you can buy given how much you can borrow, the assets you have, and how much you have in savings.  Your REALTOR® can find you lenders who can give you the best options given your buying power. Without a REALTOR®, you will have limited choices offered by banks.

2. Your REALTOR® can investigate and find more homes than if you look by yourself. Some homes are not actively listed on the market and it takes resources available to a professional to find these hidden gems.

3. Your REALTOR® can give you an objective analysis on each property you are interested in. REALTORS® have access to resources and can give you details about communities, schools, utilities, zoning, and more.  You should always consider 2 things before you buy: (1) is this property located in an environment which I want for my home / investment? and (2) will the property have a high resale value?

4. REALTOR® are expert negotiators.  Most people think that you negotiate price, but there is much more than that.  You can negotiate financing, terms, date of sale, repairs, furniture, and equipment.  A purchase contract should have a set time for you to have inspections and investigations done. Your agent can tell you which investigations and inspections are required and which are recommended.

5. Your REALTOR® provides due diligence during the evaluation of the property.  This could include inspections for asbestos, roof condition, dry rot, termites, poor structure, septic tank and the testing of wells. Your REALTOR® can recommend qualified professionals for the inspections and have a written report drawn up. It would be a good time to ask for a report on the property title. A title proves ownership of the property and can be confusing due to past owners or rights of access. Most property titles have limitations; for example, easements (access rights) for utilities.  Your REALTOR®, title company, or attorney can help you resolve any issues with the the property title.

6. One big issue in buying a home is financing.  Your REALTOR® can explain to you the different financing options available to you and connect you with qualified lenders.

7. As your sales transaction progresses, your REALTOR® will take you through the closing process ensuring a smooth and worry free transaction.

8. If you are selling your home, your REALTOR® can give you updates on current market conditions, prices, terms, financing, and information about competing properties. The goal is to get your property sold at the best price with minimum hassle.

9. Marketing, or how your house is advertised to potential buyers is important.  Your REALTOR® can present your property to the general public and to other associates.  A good REALTOR®  recommends cosmetic work and repairs that will increase the saleability of your home. More than half of the real estate sales in USA are cooperative sales.  This means an agent, other than yours, brings the buyer a suitable home for sale. Your REALTOR® can coordinator and deliver information to other real estate agents via a MLS (Multiple Listing Service) and other marketing networks. The REALTOR® Code of Ethics ensures that the cooperative relationships are used when they benefit the client.

10. Why use a REALTOR ®? Recent research show that more than 80% of sales are due to the real estate agents making contact with previous clients, referrals, personal contacts, families, and friends.  Why use a realtor?  They can pre-screen buyers so you do not need to let anyone and everyone into your property.

11. When you receive an offer, your REALTOR® can objectively evaluate the proposal without compromising your marketing position.  The initial agreement is only the beginning of a process: still to come are appraisals, inspections and financing –  all of which have potential pitfalls. Your REALTOR® can help you write a legally binding, agreement that allows all parties to walk away feeling like a winner.

12. Your REALTOR® can help close the sale. From the time you receive the initial agreement to the point of closing (or settlement) the deal, a lot of unexpected things may arise.  For example, a lender may require repairs to be made before they will provide financing; or a cloud (problem) in the title is discovered.  It would be challenging to cope with these issues yourself. Your REALTOR® is experienced in such matters and can hep you resolve these issues.
